Why this work is worth doing properly.

A false ceiling does two jobs at once: it hides the trunking, pipes, and cabling that a renovation leaves overhead, and it gives you a plane for cove lighting and downlights that make a room feel finished. Done badly, the joints crack and the lines wander; done well, it disappears and just looks like a better ceiling.

    Set out the levels

    We measure the slab height and existing services, then mark the ceiling and bulkhead levels around trunking and beams.

  2. 02

    Coordinate services

    Lighting points, aircon returns, and cabling routes are confirmed before boarding so nothing is cut open afterwards.

  3. 03

    Frame and board

    Metal furring is installed to level, then boarded, with coves and bulkheads formed to the agreed profile.

  4. 04

    Tape, skim and finish

    Joints are taped and skimmed flat, access panels fitted, and the ceiling left paint-ready and clear of debris.

How much height does a false ceiling take up?

A typical plasterboard false ceiling drops around 100mm to 150mm, and more where it has to clear aircon trunking or a fan coil. A partial drop or L-box keeps the loss to only the section that covers services.

Can you build cove lighting into the ceiling?

Yes. Cove and L-box details are designed to house LED strips for indirect lighting. We set the cove depth and the electrical points together so the strips sit hidden and light the ceiling evenly.

Will the joints crack over time?

Properly taped, skimmed, and supported joints should not crack under normal conditions. Cracking usually comes from inadequate framing or skipped jointing tape, which is exactly what a correct installation avoids.
